The land can be divided to meet any manufacturing need with the largest tract possible of 500 acres. The site is publicly owned by the Rosedale-Bolivar County Port Commission.
The hydraulic fill sites have direct access to barge facilities and the MS River. The Rosedale Industrial Park adjacent to the Port property provides and additional 250 acres and has been designed with pipeline right-of-way.
The Port is located 18 miles west of Cleveland, MS, home of Delta State University. The Port is the only port facility to be located within the federally designated Empowerment Zone.

The Port of Rosedale offers two industrial parks for development. The Port Commission offers over seventy (70) acres of hydraulic fill (100 year flood-free) acres adjacent to the navigable channel, as well as several hundred acres of natural elevation

All utilities are adjacent to the site. The water system is also tied in to the City of Rosedale water system in case additional water should be required in emergency situations. The City sewage system is a conventional two-stage activated sludge lagoon

The Port is located at mile 585 A.H.P. on the lower Mississippi River. The 3.3-mile slack-water channel is maintained by the Corps of Engineers to a minimum of 9 feet draft and provides year-round service. Approximated five-day river transport from the Po
